Set in the shadow of the picturesque Phoenix Park, this West Dublin 1990’s home was due a once in a generation makeover.  So in 2016, following prolonged and detailed research and planning, the owners chose FloElen Construction to carry out their project with the brief, “bring our home into the 21^st Century and make it more energy efficient”.  The works which were very extensive involved every part of the house and the main elements included, a complete kitchen/dining room upgrade, a new fitted kitchen with feature island unit, renovation of the sun-room, installation of new bathrooms and WC, Upgrade and decoration of all rooms and of course the all-important energy upgrade.

We began by stripping out all the elements of the home that were to be replaced, all services were removed from the external walls to make way for the installation of insulated plasterboard and new doors and windows were fitted throughout.  Each bedroom was upgraded and the main feature of the upstairs renovation was the construction of a new main bathroom and en-suite in the master bedroom complete with electrically heated floors for comfort.  The hall stairs and landing were renovated and here the main changes were the construction of a feature staircase and the installation of an under stairs WC.

The main feature of the renovation was the kitchen/dining area which included the integration of a completely renovated sun-room.  The showpiece of this area is undoubtedly the built-in kitchen which features an island unit and circular doors.  In addition to all the feature renovations that were completed, we also upgraded the electrical, plumbing and heating services.  On a recent visit to the house the owners commented how delighted they are with how it all turned out and especially how comfortable it now is because of the energy measures that were included.
